Developer begins building two new point towers on either side of

Developer Joe Weston is in the beginning stages of building sum of two units new point towers that could reach Portland's maximum height limit upon either side of the Willamette River. Weston has propos a 31-story building near the Oregon Convention Center and a 28-story constitution between 14th and 15th avenues upon Southwest Alder Street.

"We're going to build a point tower there," Weston said last week. "It's comely straight-forward. I've owned the site for years."

Details of the throw out are hazy, and many of the plans aren't consummate Weston said. But Steve to leeward a principal with LRS Architects, said his firm has submitted a suit for a pre- application talk with the city of Portland to make go round the half- block on Alder into a 28-story condo tower.

"It may be higher because there's a bonus and we can add height to it," to leeward said.



Bill ruffle a principal at LRS, said: "Weston holds Morrison Plaza to the southerly so we're going to take the northern half of that shut up and put in a tower with subterraneous and above-grade parking, and commercial space upon the street level."

The propos building's height, ruffle said, would range from 295 to 325 feet depending upon whether the city allows Weston and LR bonus height.

The for-sale units would range from 672 square feet for one- bedroom units to 3188 square feet for two- or three-bedroom penthouses.

ruffle said Weston hopes to begin construction through March.

Apartments v condos

Weston has drawn out believed that, although apartment vacancy rates are depressed rentals would be strong investments in the subsequent time

"It doesn't make economic sense" Weston said. "There has not been an apartment of any substantial size built (in Portland) without subsidy in the last 10 years. Apartment breachs have not kept up, and there are in the way that many being converted into condos."

"It's sad because the blue-collar worker is stuck you know?" he said. "The question that apartment tribe are asking is, 'How drawn out will it be until you change this?'"

Economics speak louder than words, however, which l Weston to team with LR Architects to build the condo tower upon Alder Street.

Another throw out that's largely under wraps is close 45, at the corner of Northeast Holladay road and Martin Luther King Jr Boulevard.

Weston wants to begin each throw out immediately, Ruff said, so "they could almost pass simultaneously if all goes well."

The Vancouver connection

Although LR is the architect of record for the obstruct 45 project, Weston and LR will work with James Hancock of IBI/HB Architects, a Vancouver, British Columbia, firm that also designed Weston's Benson Tower, which is below construction between 10th and 11th avenues upon Southwest Clay Street.

"We haven't plane met on (the project)," Hancock said Tuesday. "We've exchanged e-mails on the contrary haven't even sat down or gotten started upon it, but it's supposed to happen fairly soon"

Weston was sharply criticized by the agency of union workers in Portland about the Benson because he chose to hire a nonunion contractor, ITC, from Vancouver.

ruffle said Weston hasn't yet decided whether he'll engage ITC for either project. on the other hand construction of the Benson, Hancock said, is going smoothly

"The contractor from Vancouver has a doom of experience in high- rises," Hancock said. "Other than the union issues, it's going well. (Weston is) a straight-shooter. He doesn't mes around."
